Top 10 (okay 11) Tips Before You Stage!

Repair everything that needs to be fixed.

  1. Clean.

  2. Clear out, throw away and sort through as much as possible before listing.

  3. Pack up several boxes, toys, off-season clothes, coats and winter items not needed. Get closets and storage spaces decluttered creating the illusion of space. We don’t want buyers to assume that your house lacks storage!

  4. Make them windows sparkle! Hire someone if windows are too hard to reach!

  5. It is okay to have NO WINDOW TREATMENTS. Remove anything that may be style specific or not neutral. Think no 1990s matching drapes, comforter and chair combo!!!

  6. Repair everything that needs to be fixed. Loose boards, missing cabinet hardware, lightbulbs and air filters. Buyer will notice and consider any other “deferred maintenance” they can’t see.   8. Clear out garden beds, deadhead plants, landscaping debris and yard clutter. Water your lawn a lot!! Plant new beds, garden boxes, hanging planters on front porch.

  9. Get carpets cleaned. Get couch cleaned. Get tile grout cleaned. You can rent a cleaner and solution at the hardware store.

  10. If you have animals remember non-animal lovers can smell them. Room sprays, pet spray, dryer sheets in pillow cases and candles can help remove pet odors. Move kennels and dog beds to the garage for house showings.

  11. Power wash back patio, front patio and exterior of house if necessary. You can rent a power washer at any home improvement store.
